Minutes of the Willo-Esque Homeowners Association Board of Directors meeting held on Thursday, September 21, 2006 at the Maple Ridge apartment complex clubhouse.

Jerry Johanning called the meeting to order at 7 p.m.  All board members were present along with three homeowners.

MINUTES – The minutes of the May 9, 2006 meeting were reviewed.  Roger Sackreiter offered a correction under the Financial Report that the home owners association may foreclose on one property in 2007.  He then moved to approve the minutes as corrected.  Andrea Johanning

Seconded the motion and it passed without opposition.

FINANCIAL REPORT – Roger reported that home owners association had received a check from their insurance company for just over $14,000 for damage to the pool complex during last spring’s hail storm and that damage has been repaired.

Roger said that a list of area homeowners delinquent in their HOA dues has been published on the Willo-Esque web site (http://www.willo-esque.com)

Roger moved to approve the financial report as printed.  Andrea seconded the motion and it passed without opposition.

ARCHITECTURAL CONTROL COMMITTEE – Bob Lawrence reported that there have been a number of new roofs put on in First Addition.

SOCIAL AND RECREATION COMMITTEE – Roger announced that there will be a hot dog roast for area residents at the pool complex on October 31st.

COMMON GROUNDS STATUS – Bob Orth said that the common grounds are due to be fertilized.

SPRINKLER SYSTEM STATUS – Roger reported that pipe was ripped in eight zones by a subcontractor for Cox Communications while they were working in the area.  He said that the repairs have been made paid for by Cox.

MAINTENANCE BUILDING – Roger said that the addition to the maintenance building has been completed except for a little painting that is still to be done.

PLAYGROUND STATUS – Roger reported that the basketball backboard in Fourth Addition has been broken again and in need of repair.  He said he has been looking at a heavy duty steel backboard that is adjustable in height and has a heavy duty rim.  Roger moved to repair or replace the backboards when finances allowed.  The matter was then tabled until the HOA financial situation can be reviewed at the end of the year.

Bob Lawrence reported that the baby swing at the playground is badly cracked.  Roger said they have been looking for a replacement but so far, have only found a cheap plastic one.  He said they are continuing to look for a heavy duty leather baby swing to replace the old one with.  In the meantime, he felt the swing that is there now is safer than the plastic swing would be.

TENNIS COURT STATUS – The board has received a bid to repair and resurface all three tennis courts.  Roger moved to have the tennis courts repaired and resurfaced.  Jerry seconded the motion and it passed without opposition.

SWIMMING POOL STATUS – Roger reported that new pool covers are on order as the old ones were damaged in last spring’s hail storm.

WEB SITE STATUS – Roger reported that there have been more than 1,500 visitors to the Willo-Esque web site and that most everything someone might want to know about Willo-Esque can be found on that web site.

NEXT MEETING – Time and place to be announced

ADJURMENT – Jerry moved for adjournment.  Roger seconded the motion and the meeting adjourned at 7:50 p.m.
